Ladies and gentlemen, welcome to the 32
nd
Annual
General Meeting of the Hong Kong Retail Management
Association.
Today I am going to deliver my 7
th
annual report, which will
be my last address as Chairman of the Association. I am
very grateful for the honour and privilege to have served
fellow members and to have worked closely with all of you
to build a solid foundation for the continued prosperity of
our Association over the past seven years.
During my tenure, the Hong Kong retail industry has
gone through a lot. We survived the financial tsunami in
2009, which was followed by a fast growth period until
2014 when retail sales declined drastically in the face of
an uncertain external environment, a decline in mainland
visitors and their spending, and a series of protests
against mainland visitors that seriously damaged Hong
Kong’s image.
Despite periods of rapid growth, the industry’s
development has been hindered by an acute manpower
shortage, limited supply of retail space, skyrocketing rental
costs, and the enforcement of a number of new laws that
make the operating environment much more costly and
challenging.
Against all the odds, we have held fast to our vision –
uplifting the Association’s position and its voice in this
highly diverse political-social atmosphere while striving
for sustainability in our industry through education and
training. I take pride that we’ve reached new heights in
these aspects.

年大會。
今天,是我發表任內第七份年度報告,也
是我擔任協會主席以來最後一份。過去七
年能為一眾會員服務,並與大家緊密合
作,共同為協會長遠發展奠下穩固的基
礎,令我深感榮幸。
我在任期間,香港零售業經歷幾許變遷。
2009年金融海嘯過後,零售業快速增長,
直至2014年外圍環境出現變數,內地訪港
旅客人數及其消費力持續下跌,加上連串
針對內地遊客的示威活動,嚴重損害香港
的國際形象,導致零售銷售驟降。
過去數年,零售業在急速發展的同時,亦
面對不少阻力,包括人手嚴重短缺、零售
空間供應有限、租金飛漲等,而政府實施
數項新法例,亦令營運成本增加,營商環
境益發嚴苛。
然而,在這複雜多變的政治及社會環境
中,協會一直堅守信念,致力提升協會的
領導地位,積極為業界發表意見;同時透
過教育及培訓令行業得以持續發展,成果
有目共睹,令我深感欣慰。
